Whether you’re opening a new location, renovating an existing space, or fitting out a lease, commercial construction in Central Florida runs on a tighter set of rules than residential work — more code, more inspections, and a schedule that’s tied to your rent and opening date. Here’s how commercial build-outs, tenant improvements and remodels work, and how to keep yours on time.
Build-out, tenant improvement, alteration or remodel — what’s the difference?
- Commercial build-out: finishing a shell or vanilla-box space into a usable business — walls, ceilings, electrical, HVAC, plumbing, finishes.
- Tenant improvement (TI): customizing a leased space for a tenant, often funded in part by a landlord TI allowance.
- Commercial alteration: a permitted change to an existing commercial space — reconfiguring walls, egress, restrooms or systems.
- Commercial remodel: updating an existing business’s finishes, layout or systems.
What makes commercial work different
- Accessibility (ADA / FBC-Accessibility): entrances, restrooms, routes and signage must meet accessibility code.
- Fire & life safety: egress, fire-rated assemblies, alarms and sometimes sprinklers.
- Occupancy & use: changing how a space is used can trigger a change-of-occupancy review.
- Specialized trades: restaurants need grease and hood systems; dental and medical need medical-gas, lead and specialty plumbing; retail needs the right power and HVAC loads.
- Certificate of Occupancy: you generally can’t open until final inspections and the CO are issued.
Keeping a commercial project on schedule
The two things that most often delay a commercial opening are permitting and long-lead items (custom equipment, switchgear, specialty HVAC). The fix is front-loading: accurate drawings, an early permit submittal, and ordering long-lead items as soon as the design is set. A contractor who knows the local building departments — City of Orlando and the surrounding counties — keeps reviews moving and inspections sequenced correctly.

Frequently asked questions
How long does a commercial build-out take? It varies widely with size, use and permitting, but most of the schedule risk is in design/permitting and long-lead equipment, not the construction itself.
Can you work around our lease and opening date? Yes — we build the schedule backward from your target open and flag the decisions and orders needed to protect it.
Do you handle the permits and inspections? Yes, including change-of-occupancy and the final inspections required for your CO.
